1. Are interest rates expected to go up or down this year, and how does that affect buying a home here in the Coachella Valley? And should buyers wait or jump in now? (Most commonly asked question. Interest might make small changes up and down for the rest of the year. Better to secure a loan now. Use a “buy down” the interest rate or do a “temporary buy down”. BSREG partners w/ a local lender. Investors pay a higher rate. DISCUSSION of who pays the “buy down”. Buyer or Seller. Buyer benefits from lower rate and the monthly payment will be less.)
2. Are home prices here in the Coachella Valley starting to level off as they are in other parts of the country? (From a MACRO-PROSPECTIVE, most CV cities are seeing prices go down. In MICRO-MARKETS prices are probably holding, possibly rising. Dangerous to look at the big numbers, better to work w/ a real estate pro, NOT THE MEDIA, NOT THE NEWS.)
3. How is commission structure is CV? (There is a residential listing agreement and the % is defined there. Now when purchase agreement comes in buyer may ask the seller to contribute toward the commission. Brady is seeing all types of scenarios to play out.)
